The 2.48-acre property proposed for development by Moss Beach Associates, LLC, is located at the corner of Vallemar Street and Julianna Avenue. The site is currently undeveloped, located within the Resource Management-Coastal Zone/Design Review (RM-CZ/DR) zoning district and in the Cabrillo Highway (Hwy 1) County Scenic Corridor. The revised project involves the construction of four (4) single-family residences with a residence on each of the four reconfigured parcels (via a proposed Lot Line Adjustment, which will adjust the existing seven legal lots down to 4 lots). The project involves the removal of 30 significant-sized Monterey cypress trees and a total grading of 600 cubic yards (CY) of cut and 3,100 CY of fill. The project requires a Coastal Development Permit (CDP), Coastside Design Review, RM Development Review Permit and a Grading Permit. CDP is appealable to the CA Coastal Commission.
